Normal Site Conditions & A Defined Specification.
The guide rates are based on a straightforward residential project with reasonable access, conventional construction and an agreed standard specification.
Typically Included
- Groundworks and standard foundations
- Structure, brickwork and roofing
- Windows and external doors to the agreed specification
- First and second fix carpentry
- Plumbing, heating and electrical installation
- Plastering, decoration and standard internal finishes
- Site management and coordination of the construction works
Typically Excluded
- Land purchase and finance costs
- Architect, engineer, surveys and other professional fees
- Planning, Building Regulations and other statutory charges
- Abnormal ground conditions, piling or unusually deep foundations
- Major utility upgrades, new service connections or treatment plants
- Driveways, extensive landscaping, boundary works and major external works
- Premium kitchens, bathrooms, specialist glazing and bespoke finishes above the agreed allowance

Confirm The Scope Before Comparing Prices
Ask for the floor area used in the estimate, together with the allowances for kitchens, sanitaryware, flooring and finishes. These are agreed for each project; there is no single kitchen or bathroom allowance specified in this guide.
Why The Final Price Can Move
Large areas of glazing, structural steel, complex roofs, restricted access, high-end kitchens and bathrooms, significant service alterations or difficult ground conditions can all change the cost materially.
